Snow Removal Procedures:

​

A contractor is hired each year to plow the roads, driveways, and parking areas.  Snow company comes in when snow depths hit approx. 2 inches.

 

The Maintenance crew and Contractor salt the intersections and curving roads. The reason salt is used sparingly is because it pits the cement.  They do NOT salt parking areas or behind garages.

 

The snowplow truck can only go so close to your garage without damaging it and the responsibility of shoveling any snow that is left against your garage is yours.  They stay 2ft or more away from vehicles & other objects for safety purposes.

 

RESIDENTS RESPONSIBILITY:

Leaving a car for several days causes snow to accumulate around it, this creates problems for everyone. Make sure your cars are moved frequently from your spaces. Please have consideration for your neighbors and the plow drivers.

 

Spreading (non- clumping) kitty litter or calcium chloride on icy areas is a good preventative measure to allow walking on icy areas, such as walks and driveways.

Nothing should be left in the common area, pet chains, flowerpots or patio/yard decorations should be put away. IPCA is not responsible for damaged objects left on or near the common areas.

 

All residents are responsible to keep their walkways clear. Maintenance will, by priority (doctor’s note) shovel the walkways as time allows. It is advisable that you make arrangements to clear your walkways for guests, mail carrier and emergencies should the Maintenance crew not be available.

(Must register with the office and have a doctor’s note on file to be put on the priority shovel list. You must contact the office yearly; we do not rollover the list)

The Board, its employees’ and contractors maintains 105 buildings, almost 43 acres of land and tries its best to keep 402 residents happy.

 

 Please have patience with the Maintenance and Snow removal crew, they will do their best to keep our community as snow free as possible.

The IPCA Maintenance Department

The Board of Directors have received many questions about our maintenance department and what it is that they do for us. Here is a short summary of some (not at all comprehensive) of their duties throughout the year.

 They vet, supervise and maintain contracts with all outside sub-contractors. They make sure that the work being done is completed in timely manner and accomplished with quality results. They also work hand and hand with many of the contractors to brainstorm and find the most cost effective manners to complete projects.

They are responsible for the general maintenance and grounds maintenance of all common areas in Independence Place. They maintain and repair the Community Center and Office. They are responsible for the salting road intersections/curves and snow removal, lighting on the buildings and repair/replace light poles throughout, repair and replacement of all signage, fencing, trees and grounds.

The pool is maintained and serviced by the maintenance department which includes; pumps, chemicals, general upkeep, heater, equipment (safety and general), opening and closing and water quality checks in season.

They perform general repairs for all of the common elements on the buildings: plumbing (both sewer and water), heating and cooling (Community Building), gutter and downspout services (leaf removal and gutter guards), painting, troubleshooting, repair and replace roofing shingles. They may also respond to after-hours emergency calls. 

 They maintain and repair the equipment used on a daily basis required to perform the various duties required to fulfill the work orders from residents.

The Maintenance Supervisor attends and gives reports and information at board meeting and interacts directly with the office so that everyone is on the same page.

ALL WORK-ORDERS must be emailed into the office ONLY!!! Maintenance does not take work orders from owners.

There are over 100 buildings, acres of open space (common areas), and over 400 families in this community. There are streets, parking areas and driveways that consistently need attention.

Our maintenance department does a great job in servicing our needs and keeping this a pleasant, good looking community to increase property values!

Landscaping  Procedures:

​

​Contractors are hired each year to cut grass, edge, cut down or prune large trees and bushes, and provide weed control. The IPCA  Maintenance crew handles all other groudskeeping, 

The mowers  can only go so close to your bulding, vehicles or fence without damaging it.  The current company mows first, comes back to edge then cleans up. They try to stay 2ft or more away from vehicles & other objects for safety purposes.

 RESIDENTS RESPONSIBILITY:

Leaving a car near the grassy areas may result in clippings getting onto your vehicle or may mean that the area of grass close to the vehicle is not mowed. If possible during the days the lanscapers are here, park vehicles with this in mind.  As it is summer and we are all enjoying our space, please note that nothing should be left in the common area, pet chains, flowerpots or patio/yard decorations should be put away. nightly.  IPCA is not responsible for damaged objects left on or near the common areas

We are not responsible for damage to your home caused by leaving items in the common areas for the mower to send airborn.
